Thai property laws currently (and for the foreseeable future) do not allow foreign nationals to own land in Thailand. This is a primary point of consideration in your property rental or purchase decision.
We currently do not recommend any "work-around" to achieve a status similar to freehold of land, such as setting up a Private Limited Company, or even a long-term leasehold. The latter is now limited to 30 years after which the property will revert back to the owner and any house or construction will have to be removed. We can recommend only the purchase of condominiums and the purchase of land in the name of a Thai national, as well as rental without restrictions. Rental is straightforward, easy and flexible. Moreover, rents are incredibly cheap in Chiang Mai and Northern Thailand and many buildings are well maintained and provide a full range of services, such as security, swimming pool, fitness rooms, massage, shops, laundry etc.
Should you decide to purchase land we will check the legal situation of the land with the help of an affiliated Thai law office. This includes the check of ownership papers and any rights of third parties, government mortgages and liens as registered with the land office.
